Real Estate Listing Marketing: 5 Smart Moves for More Deals

You signed the listing agreement last Monday. The photographer shot the home Wednesday and delivered the final images at 4 p.m. Friday. Saturday was two open houses with showings squeezed in between. Sunday was protected for the people who matter most.

Now it's Monday morning, and the listing just went live in the MLS.

A new listing is the best reason you have to call people this week. Buyers in your database want to see it. Neighbors want to know what it's listed for, and some of them are wondering what their own home would sell for. Real estate listing marketing does its most valuable work when it starts those conversations, and a listing keeps giving you new reasons to have them right up to the day it sells.

All that is much easier when you’re not pulled into designing every marketing material for every listing. With Brivity's Marketing Suite, you set your branding and templates before the photos arrive. Once the listing is active in the MLS, the Listing Marketing Package automatically prepares marketing for every stage, from Just Listed through Just Sold, so you spend your time where it matters most.

Here are five moves that get more out of every listing. Each one works with the tools you use today and shows where Brivity makes it faster. First, it helps to look at why this matters so much to sellers.

What Sellers Expect From Your Marketing

Marketing the home to potential buyers is the service sellers most want from their agent. It ranks ahead of pricing the home competitively and selling within a specific timeframe, according to the 2025 National Association of REALTORS® Profile of Home Buyers and Sellers.

That makes marketing part of the value sellers are evaluating.

At the same time, agents are getting more selective about where listing marketing dollars go. Virtuance’s 2026 real estate marketing research found that the most common listing-media spend shifted into the $201–300 range, while a third of respondents had spent more than $500 per listing the year before.

There is also room for agents to stand out. Among sellers who worked with an agent, 23 percent reported that their home was marketed on social media, 20 percent received a virtual tour, and 9 percent received direct mail.

Sellers expect strong marketing, and agents need every listing dollar to produce more. The answer is getting more out of each listing you take, in the form of more conversations and more future appointments.

Move 1. Show the Marketing at the Listing Presentation

Sellers want to know how you are going to market their home. Most agents answer with a list. Social media. Flyers. Video. Digital advertising. Direct mail.

Showing the plan is stronger than describing it.

Take a photo of the front of the home before the appointment and turn it into a Coming Soon flyer the seller can hold or see on screen. Then show them how you will keep them updated once the listing is live about what marketing is running and how showings went.

With Brivity, you can build a Coming Soon door hanger in Brivity's Marketing Suite without waiting for an MLS listing, and use your own uploaded photo in a Coming Soon social graphic. The Client Portal handles the second half of the conversation. Sellers can log in to see the marketing you are running and the showing feedback you have received, and they get a daily email summarizing the work you completed. There is a Client Portal flyer built for listing presentations, so the seller sees how updates will work before they sign.

That gives the seller something tangible to see while other agents only describe what they plan to do.

Key to success

Walk into your next listing appointment with one Coming Soon piece using a photo of their home.

Move 2. Give Every Listing a Full Marketing Plan From Day One

A listing needs marketing when it launches, and it needs it again before the open house and after the sale. Planning all of it up front is what keeps the later stages from slipping when the next listing comes in.

With Brivity, the Listing Marketing Package automatically prepares a full set of assets for every listing once it is active in the MLS. Flyers, social graphics, video templates, door hangers, mailers, and digital ads are populated with the property's photos, price, address, and your branding. The package organizes them around the moments that matter: Just Listed promotion, open house promotion, and Just Sold follow-up.

That gives every listing a structured marketing plan from the start. The pieces are ready as soon as the listing is ready to promote, and every channel gets the same coverage on every property. You manage all of it from one screen, where each asset card shows its status, such as Ready or Needs Approval, so nothing gets missed when several listings are moving at once.

From the package, you can review the creative, make changes if needed, download assets, or share social graphics directly to connected accounts. Flyers can include a QR code that points to the destination you choose.

Teams can lock template selections and enforce brand colors, so a new agent's first listing carries the same brand standards as the team's fiftieth.

Move 3. Call the Buyers in Your Database First

Somewhere in your database are buyers who asked about homes like this one. They are your fastest path to a showing, and a personal message from the listing agent gives them a reason to reply.

The day the listing goes live, pull every contact who has asked about similar homes in that area and price range. Send each one a short personal note with the listing, then follow up with a call. If the price changes, do it again, because the new price brings in a new group of buyers.

With Brivity, run a reverse search from the Search Listings page. Brivity shows a Buyer Matches count based on each contact's Listing Alert criteria and their website activity, including homes they have viewed. You can select the matches and send the listing with a custom message, all tracked in the CRM. Reverse search also works for Coming Soon listings and after a price or status change, so you can start these conversations before the listing is public and restart them whenever something changes.

The match list tells you who to contact. The conversation is still yours.

Key to success

Run a buyer match search on your next listing before you post it anywhere else, and again after any price change.

Move 4. Work the Neighborhood at Every Stage

Neighbors pay close attention to what happens on their street. Some of them know someone who wants to move into the area. Others are thinking about selling themselves.

Direct mail appeared in just 9 percent of agent-assisted home sales in the NAR data. A door hanger or postcard reaches the homeowners who do not follow your social channels, and it gives you a reason to follow up in person or by phone.

Put door hangers on the surrounding streets when the listing goes live, then follow up with calls or a knock. Keep the conversation simple:

  • Let them know the home just came on the market and when the open house is
  • Ask whether they know anyone who would like to live in the neighborhood
  • Offer to share what the listing price means for the value of their own home

Then go back when it sells. Neighbors want to know what the home sold for, and the sale is the most natural time to ask whether they have thought about their own plans. Your Just Sold piece is often what earns the next listing appointment on the same street.

With Brivity, door hangers and mailer campaigns launch from the Listing Marketing Package, and the Just Sold pieces are ready when the listing closes. Mailers and paid campaigns require a card on file for printing and postage. Leads Near Me in the Brivity GO app shows the contacts in your database who live near the property, and you can call, text, add notes, or get directions straight from the map.

Key to success

Send door hangers to the surrounding streets the week the listing goes live, and put the Just Sold mailer on your calendar for closing day.

Move 5. Run the Open House as a Prospecting Event

An open house brings buyers and neighbors to one place, and some of those neighbors are future sellers. Treat it as a chance to meet people, with the showing as the reason they came.

Promote the open house before the weekend, sign in every visitor, and follow up with each one within a day. The neighbor who came through to see the kitchen is a future listing conversation.

With Brivity, the Listing Marketing Package treats the open house as its own marketing moment, with assets ready to promote the event ahead of time. Run a reverse search before the open house to invite matching buyers personally. Brivity Open House handles digital sign-in, so every visitor goes into your CRM for follow-up. Run a Real Estate Listing Marketing Audit

Look at your most recent listing and count the conversations it created, from the listing appointment to closing.

  • How many buyers in your database did you personally contact about it?
  • How many neighbors heard from you when it listed, and again when it sold?
  • How many open house visitors received a follow-up within a day?
  • How many appointments came from the listing, apart from the sale itself?
  • How much time went to producing marketing compared with talking to people?
  • Did your last three listings get the same treatment at every stage?

The goal is to find where your real estate listing marketing stops after the announcement. When templates and core assets have a repeatable starting point for every stage, the hours you used to spend building flyers go to calls and follow-up.

Before your next listing appointment, set your template defaults and run a buyer match search on a recent listing to see who you would have called.
